Where do I even start?

If you have been in your home for a long time and it is time to make a move, here is a checklist of things to consider:

Where are you going? A condo with no yard? A Retirement Community like Carlton House or Amica Somerset? Knowing the approximate size of the space you will be downsizing into will help you determine what items you need to keep.

Personal Items: Locate and sort important paperwork, financials, documents and valuables.

Furniture and Art: Identify and mark your favourite pieces that you want to keep. Sticky Notes or Painters Tape work perfectly!

Family & Friends: Allocate items you want to gift and establish timelines that work for you.

House Projects: Keep up with the regular maintenance of your property but do not take on any major projects or renovations.

Is it better to consign my furniture, sell it on Facebook Marketplace or auction it?

The answer depends on what is most important to you – money, ease or time. In general, Facebook Marketplace can likely make you the most money per item, but the process can be time-consuming. Detailed descriptions, measurements and excellent photos can certainly help!

Consignment Stores require a bit of legwork to find the right one for your items, but they can be a great option for some pieces. Currently, Mid Century Modern art and furniture that is Teak or Walnut are in high demand. Unique antiques, some estate china, Sterling Silver (.925) and high-quality items from brands like Restoration Hardware, Natuzzi, Dyson, Le Creuset cookware and Tupper-ware can sell very well.

If the path of least resistance is preferred, then working with a downsizing company that will manage all of the household items for you is your best bet. They have the ability to send items to Lunds Auctions, Heffel Fine Art Auction House, as well as sell regular household items like cake pans, tools, rugs and linens.
